Canada Is Like A Swiss Bank Account

The Globe and Mail reports from Canada. “Demetre Lazos says he couldn’t just stand by and watch real-estate speculation, as he puts it, destroy his city. Convinced that his boss, a local speculator, was dodging taxes and misleading lenders, he decided to act, approaching both the police and the Canada Revenue Agency (CRA) to divulge what he knows. Mr. Lazos, who has built luxury homes in Vancouver for three decades, offered documented evidence of possible fraud and tax evasion.”

“And yet, as he tells it, both the cops and the tax men blew him off: A CRA official who met him in the lobby of the agency’s downtown office told him to write to Ottawa; at Vancouver police headquarters, he was advised to call the Crime Stoppers hotline. (He did, he says, and got no results.) I am very angry at the system,” says Mr. Lazos, who has since quit his job. ‘I love this country – and it is my country – but I think we are Mickey Mouse.’”

“And so, next, he came to The Globe and Mail and, over the course of several months, delivered a large, and disturbing, cache of documents that expose how speculators can maximize – and conceal – their profits. As a result of Globe investigations into Vancouver’s supercharged real-estate market, others have come forward, too, including a federal tax auditor, as well as an accountant who says he regularly files tax returns for wealthy clients who buy and sell houses – and appear to declare far less than they earn. ‘Canada,’ he says, ‘is like a Swiss bank account’ for his clients.”

“Ottawa says it is studying the issue, and B.C. has brought in a tax on foreigners who buy residential real estate in Vancouver. But those who see firsthand how real estate is traded like stocks and bonds say this isn’t nearly enough. ‘We have governments that are not doing their job,’ argues Mr. Lazos, who acquired his inside knowledge while working for Jun Gang Gu, also known as Kenny Gu, a former civil servant originally from Nanjing, near Shanghai.”

“He started out here as a developer, but the documents show that his business evolved to buying homes – using other people’s money– and then flipping them. His deals are financed with investor money from China and mortgages issued to those investors by Canadian banks. A Chinese-Canadian accountant in Vancouver estimates that he has filed tax returns for 1,000 clients in the past five years. He does not want to be named because he fears repercussions, but says the CRA is partly to blame for lost revenue, because it doesn’t require taxpayers to report the sale of any principal residence.”

“‘Every one of [those client families] has more than one house – two, three, four, sometimes more,’ he says. ‘They don’t have to tell me. The CRA says they don’t have to tell anybody.’”

“Another Vancouver accountant told The Globe that she and her colleagues see questionable real-estate transactions all the time, which they believe have contributed to skyrocketing prices. ‘This has become a huge mess. You have no idea how angry I am,’ says Corina Ciortan. ‘A generation of people has been screwed. It’s so obvious. Everyone I work with is so angry because there is a select group of people who have profited from this. ‘”

“A CRA auditor who came forward to The Globe with concerns about enforcement said that that is barely scratching the surface of the dodging going on. ‘CRA will catch very few people, because the [inexperienced] auditors … have no idea of foreign income and how individuals hide income,’ says the auditor, who requested anonymity, for fear of being fired.”

“‘Management has known of this issue for at least three years but did not want to pursue the real-estate flips, because most of the auditees were Chinese in descent. They were scared of being racist … I can confirm this fact, based on meetings held.’”

“In addition to holes in the tax system, speculators like Mr. Gu also rely heavily on Canadian financial institutions to give their clients multimillion-dollar loans. ‘They are using this money temporarily – to make more money – instead of using their own money,’ Mr. Lazos says. ‘Then prices go up. We are making the bank richer and the Canadians poorer.’”

“Mr. Lazos says that his whistle-blowing will be worth it only if it jolts Ottawa and B.C. into action. And his reasons, at least in part, lie close to home: ‘I hate the fact that for my daughter and my grandchildren, there is no way they can own a house in this city.’”

Mad props to Mr. Lazos. He has serious stones to stand up to the powers that be, when so many people are aligned to screw over others, especially the next generations. And for what, a bit of stucco and wood, some granite countertops and a view of the water somewhere behind a giant flat panel tv thats always on?

‘Finance Minister Mike de Jong on Saturday that the changes B.C. made this summer are intended to address a number of the issues raised in today’s story on real estate by the Globe and Mail [“Out of the shadows” that “reveals how loopholes and lax oversight are making it easy for a network of local and foreign speculators to play the system, and, in the process, fuel the steep rise in Vancouver home prices.”]

‘De Jong said in a statement: “Offshore buyers—whether individuals or corporations—that are named on the property title would be subject to the 15% additional PTT, and the general avoidance rules that support the tax will help ensure the tax cannot be avoided. Further, property transfer tax forms now require Social Insurance Numbers as evidence of Canadian citizenship or formal permanent residency, which will help CRA enforcement efforts.”

“Canada’s finance ministers discussed concerns about tax auditing and potential money laundering in real estate at their June meeting in Vancouver. Provincial officials have also discussed B.C.’s ongoing concerns through the federal‐provincial‐municipal working group on housing affordability.”

It is surprising that Hillary’s in such bad health, unless she has some specific disease. You would think that someone with unlimited funds and access to great health care would be in mighty fine shape, no matter her age. Have to look up at what age her mother died; from her emails, it was recent. Not that your parents longevity is always an indicator. My father died of cancer at 32, yet my paternal grandparents lived until their 80’s.

What (I think) is an indicator of today’s food and health habits is the ages my aunts and uncles died as opposed to their parents. (My mother’s parents lived to 88 and 102; their children died in a range from 50s to 70s.) My mother is the exception at 84 (and the only one left), and right now couldn’t be described as in good health.

Can you stand up?
I do believe it’s working, good
That’ll keep you going through the show
Come on, it’s time to go.

There is no pain you are receding
A distant ship smoke on the horizon
You are only coming through in waves
Your lips move but I can’t hear what you’re saying
When I was a child
I caught a fleeting glimpse
Out of the corner of my eye
I turned to look but it was gone
I cannot put my finger on it now
I feel great
It’s a beautiful day in New York!

Hillary’s physician says she has pneumonia:

Pneumonia can be contagious if caused by bacteria or viruses. If caused by fungus or chemicals, it’s not. Considering her physician prescribed antibiotics, I’m guessing she has bacterial pneumonia. Maybe.

I wonder how the press corps feels about having been in an enclosed space on the plane with her while she was hacking away.

‘Toronto’s housing market is creating fierce competition between realtors — so much so that some are now looking to the U.S. in the hopes of finding clients considering a move to Canada ahead of November’s presidential election.’

“We’ve had more realtors in Toronto calling than anywhere else in Canada,” said Charleston, South Carolina-based realtor Jeff Cook. “And what they’re looking for is referrals for people looking to relocate to Canada.”

“The frustration level [in the U.S.] is at an all-time high,” Cook told BNN. “There was some frustration back during the presidential campaign in 2008, but nothing like what we’re seeing now. Some people feel like the whole country is going downhill so we might need to revisit the idea of moving out of the area.”

‘Cook has been attracting the attention of Toronto realtors, thanks to ten billboards he placed next to the main interstates in South Carolina that say, “Moving to Canada? We Can Sell Your Home.”

“It started as a joke for us,” said Cook, who posted the ad on Facebook before buying the 50-foot billboard space. “We wanted to bring some humour to the table and really make a good marketing piece out of it. And it really struck a chord with some people.”

https://www.ilac.com/how-to-speak-canadian-tips-on-canadian-english-slang/

‘So you’re new to Canada eh?’

‘Well welcome to the land of toques, double-doubles and snowbirds. With this handy guide to Canadian slang you will learn how to speak just like a real Canuck (that’s a person from Canada) in no time.’

‘First thing you might be wondering is what in the world does “eh” mean and why are Canadians saying it all the time.’

‘Eh is an interjection that has a similar meaning to “Excuse me,” “Please repeat that”.

‘For example, if you ask someone what time it is, but you don’t hear the response (because maybe there is a noisy snow blower passing by) you might say “Eh?” The listener should then understand that you need them to repeat what they said (they may even turn off their snow blower).’

‘Eh is also used as a question tag to reinforce the listener’s interest or agreement. By adding Eh at the end of a sentence, declarative statements become questions.’

‘For example, if we add Eh after the weather is nice out, it now means the weather is nice out, don’t you agree?
Pretty easy, Eh?’

‘Another word you are unlikely to hear anywhere else but Canada is snowbird.
A Snowbird is what we call a Canadian who runs away to a warmer city for the cold winter months (usually it is an older Canadian and usually they run away to Florida). Here is an example of how these words can be used: “– Hey Kevin, how come your father doesn’t have any winter clothes? No gloves, toques, or anything! – My dad’s a snowbird, he flies to Florida in November every year!”

‘Finally, if you really want to sound like a Canadian and you love coffee, it might do you some good to know how to order a double-double. This is a coffee with two packets of milk/cream and two packets of sugar. Stand inside any Timmies (that’s slang for Tim Hortons) and you are bound to hear people using this expression. If you have a couple of loonies (one dollar coins) or toonies (two dollar coins) you might even want to get one for yourself.’

Unless there’s been a cover-up and she’s had the big P for a while, which is possible at her age. Actually, I believe it, on account of the green goo. Not that she doesn’t have other issues as well, like Parkinson’s. The Parkinson’s is very believable because of the head injury. Not everyone who has had a head injury gets Parkinson’s, but head injuries are considered a factor in the development of the condition.

And then there’s a cascade effect from medications to control it.

And my guess is that, having agreed to drop out once before in favor of Obama, she’s not going to do it again.

‘Every one of [those client families] has more than one house – two, three, four, sometimes more,’ he says. ‘They don’t have to tell me. The CRA says they don’t have to tell anybody.’

It goes on to say they are fibbing about the primary residence.

‘Management has known of this issue for at least three years but did not want to pursue the real-estate flips, because most of the auditees were Chinese in descent. They were scared of being racist … I can confirm this fact, based on meetings held.’

I call BS on this. About a year and a half ago I posted an article from Business in Vancouver which had an anonymous Vancouver broker spilling the beans. He said everybody involved knew it was a cooked scam: appraisers, banks, UHS, government types, everybody. They were all sticking so much money in their pockets they didn’t care. This racist stuff was just to shut up the doubters.

‘The amount of undeclared cash seized from Chinese travellers at Vancouver International Airport has spiked in recent years, according to documents released by the Canada Border Services Agency.’

‘Between 2013 and 2015, Chinese citizens were caught with about $13.5 million in cash by customs officials at the airport. According to the documents the following amounts were seized each year: 2013 - $2.8 million. 2014 - $4.3 million. 2015 - $6.4 million.’

‘That amounted to more than 70 per cent of the $18.7 million of undeclared cash seized from all travellers, including Canadians, during that time at the airport. The reports did not say the number of people involved.’

‘The figures come from CBSA reports obtained by an Access to Information request by B.C. NDP MLA David Eby. While it is not illegal to bring large amounts of cash into Canada, anything over $10,000 must be declared at the border or it can be seized by customs officers.’

‘Eby says the spike in the amount of undeclared cash Chinese citizens are bringing into Canada raises concerns about the source of the money. “We are seeing in court cases in British Columbia, evidence coming out from people that they are bringing in money for corrupt officials from China, or they are bringing in money that was obtained by fraud from China.”

‘And he’s worried about the effect both legally declared and undeclared cash might be having on B.C.’s real estate market. “There is money coming into our real estate market that isn’t taxed here, that has no connection to our local market and it is distorting prices for people who earn their living here in Metro Vancouver,” he says.’

Comment by Ben Jones
2016-09-11 15:07:02

“There’s just been a big spike in money being brought into the country, particularly from China,” said housing critic David Eby.’

‘That seized cash is on top of the $330 million that was declared legally by mainland Chinese citizens at Vancouver’s airport over the last three years, an influx that Eby believes needs to be more thoroughly examined. “We need to ask where is this money ending up and does it have implications for our tax policy, especially with respect to real estate,” he said.’

‘The federal anti-money laundering agency, Fintrac, conducted more than 80 audits of Lower Mainland real estate offices last summer and found 55 weren’t complying with regulations, including rules that require proper record-keeping and compel agents to flag suspicious transactions.’

‘When it comes to the millions of undeclared dollars seized at YVR, the money is often returned on appeal, and the maximum fine for first offences is just $250.’

Ahem…

‘That seized cash is on top of the $330 million that was declared legally by mainland Chinese citizens at Vancouver’s airport over the last three years’

This is just one city. And just one accountant says he has 1,000 Chinese clients who bought 1, 5 houses or more, in one city.

Something to think about when it takes two incomes to pay that mortgage:

“Divorce can be painful — emotionally and financially — for anyone. But when the split happens later in life, the less time you have to recover from the economic hit. And, the more is at stake.

A growing number of older adults are facing this problem: The divorce rate among U.S. adults ages 50 and older doubled between 1990 and 2010, according to a study out of Bowling Green State University. About one in four divorces includes someone over 50. Susan Brown, who led the research, says a review of the data through 2014 found the rates have stayed about the same in subsequent years.

Reasons for the rise include longer lifespans, more women in the workforce, changing notion about marriage and higher rates of remarriage, which boost your odds of splitting.”

Article for all the Big Government lovers:

“A controversial pharmaceutical company that makes a highly addictive opioid donated $500,000 to a campaign fighting a ballot measure in Arizona that would legalize recreational marijuana.

Proponents of the measure, Proposition 205, see Insys Therapeutics, the company behind the major contribution, as emblematic of the way the makers of dangerous painkillers block legalization efforts to pad their own profit margins. Marijuana is a cheaper and safer alternative to drugs that the likes of Insys sell, the advocates argue.

“We are truly shocked by our opponents’ decision to keep a donation from what appears to be one of the more unscrupulous members of Big Pharma,” said J.P. Holyoak, chair of the Campaign to Regulate Marijuana Like Alcohol, in a statement. “You have a company using profits from the sale of what has been called ‘the most potent and dangerous opioid on the market’ to prevent adults from using a far less harmful substance.”

“The Race For President Is (Probably) Over”

http://www.zerohedge.com/news/2016-09-11/race-president-probably-over

“Hillary Clinton just became unelectable.”

^I think we’ve heard this a few times around here. Are ZH journalists ghost contributors on the HBB?

Read the top-rated comments on the New York Times piece that they (reluctantly had to) published about this incident.

Remember when Pauline Kael, flim critic for the New Yorker, allegedly said “I can’t belive Nixon was elected, nobody I know voted for him?”

Sorry, coastal elitists, but the election isn’t decided by the editorial board of the Washington Post. LMFAO @ real journalists.

Today: “Hillary Clinton’s health just became a real issue.”

“The Impoverishment Of The Masses”

http://www.zerohedge.com/news/2016-09-11/impoverishment-masses

This is what happens when tens of millions of people pay massively inflated asking prices(250% premium) for a depreciating asset.

Where did the notion that massively inflated housing prices were a good thing?

I guess deep down the globalists really believed that the $800 a month, 3rd world “middle class” was going to pick up the slack for lack luster consumption in the 1st world, buying cars, fancy clothes and expensive electronic toys.

Unfortunately for the DNC, Hillary holds all the cards here. They can plead, cajole and threaten all they want, but it’s her decision whether or not to step down. Poetic justice for the DNC, considering they fixed the nomination for her. And at this point, “do it for the good of the party” isn’t going to work. That’s what she did the last time, when she stepped aside (reluctantly and bitterly) for Obama. What could they possibly promise her this time to sweeten the pot? They already let her off the hook…oh, wait, I guess that’s the ace in the hole that the DNC has. The Clinton Foundation, the upcoming Wikileaks.

I’m feeling some major schadenfreude!

I have to wonder about the “pneumonia” explanation. These incidents have been happening for weeks now. Plus it would be highly irresponsible to have her attend events if she really has pneumonia, as it can be fatal to people her age.

Yes, let’s assume that she does have it. Then she displays incredibly poor judgment by going against doctor’s orders and attending weekend events.

Pneumonia is serious business, especially for someone of her age with a chronic cough. She should have been on mandatory bed rest all weekend.
