People Lose Because There Is No One Left To Pay

It’s Friday desk clearing time for this blogger. “Housing in major cities in China has seen price hikes over the last year that resemble the famous Dutch ‘Tulip Fever’ bubble of 1637, according to economic consultancy firm Longview Economics. ‘I think what’s going on in China is troubling … some of the valuations there are really quite extraordinary,’ Chris Watling, the CEO of Longview Economics, told CNBC. ‘We’ve double checked these numbers about seven times, because I found them quite hard to believe.’”

“The firm’s research found that only San Jose in the Silicon Valley is more expensive than Shenzhen. The Chinese city has seen prices rise 76 percent since the start of 2015, with the acceleration beginning in April 2015 as the country’s stock market was nearing its peak. The situation in Beijing and Shanghai is similar, albeit less extreme, the company states.”

“‘Housing in some of the tier 1 cities is more expensive than it is in London, which I think itself is on a bubble,’ Watling added. ‘The (stock) market exploded to the upside and then crashed dramatically. That money had to go somewhere, so it washed around the system … so a lot of it has gone into housing.’”

“An Arrowtown real estate agent has described the housing market as ‘extreme’ and unlike anything he has experienced in more than 20 years. Figures showed Arrowtown had, as of July, hit the $1million milestone of house values, up 20.8% on 12 months ago. The median for the village has now almost doubled in the five years. ‘Because there are so many flights … now, it’s a breeze. They’re getting bolt-holes … It’s driven by Auckland people, friends of friends [who say] `we bought a house, come and live in Arrowtown, come and buy one, too,’ said Richard Newman, of Ray White Real Estate.”

“Foreign buyers are leaving Vancouver en masse, instead heading to cities like Seattle and Toronto to invest in real estate, according to numbers provided to Global News from Chinese realty website Juwai. West Vancouver realtor Brent Eilers says he has witnessed a ‘dramatic drop.’ According to Eilers, he has a waterfront property currently listed that has seen a little interest from offshore buyers. Had it been listed in May, he said, buyers would be bidding at over the asking price. Now, they’re asking how much under the asking price they could get it for. ‘Foreign buyers are pissed off right now.’”

“Some real estate developers have dismissed assertions that the real estate industry may be experiencing a down turn over low purchases due to the high cost of properties. Though the General Manager for Devtraco Plus, Cyril Tay admits that there has been a decline in purchases, he rather attributes it to the impact from the global economic performance. ‘I don’t think there is a recession, I think there is a slowdown in the real estate market and there was a slowdown in the global economy; commodities like cocoa, gold and oil all took a hit and that translated into a slowdown everywhere including the emerging markets like Ghana,’ he explained.”

“The city with highest number of Mercedes, Audis, BMWs, Land Rovers and Jaguars has the biggest number of bank loan defaulters in the state as well. It is for the first time, the administration has gone ahead and made the names of banks defaulters public and directed the banks to take action against defaulters. The move has spread panic among industrialists as the list of defaulters includes some of the most reputed names of the city.”

“Due to recession and slump in the property market some of the big business houses have suffered major losses and defaulted with banks. ‘Instead of putting the loan amount into business, these bank defaulters are diversifying funds, buying new cars, planning tours abroad, spending the money on big fat weddings and building palatial houses. We forget that the default loan amount is the hard-earned money of common man,’ said Naresh Gaur, General Secretary of the All-India State Bank of Patiala Employees’ Federation.”

“Residential developers are offering discounts of up to Bt2.2 million per unit for homes located close to the Purple Line mass-transit rail route from Bang Sue to Bang Yai, in an attempt to reduce an estimated market oversupply of some 30,000 homes worth around Bt100 billion. AP (Thailand), for example, is offering free booking fee, free down payment, free furniture and free transfer fee - worth about Bt150,000 combined per unit - to buyers at the Aspire Rattanathibeth 2 condominium, where prices start at Bt1.7 million per unit.”

“‘The mortgage rejection rate was more than 50 per cent in the first nine months of the year for homes priced below Bt3 million per unit,’ a commercial-bank source said, adding that the banks had had to tighten their lending criteria due to the repayment-default risk posed by the rising number of individuals with a higher debt level than their earnings.”

“Are you on the property ladder? You might want to look again. That comforting metaphor of an aspirational route to economic security has come to dominate our thinking, but what if it wrongly describes the phenomenon? There has been a steady decrease in the number of first-time house buyers since 1980, with the biggest drop of 47% occurring from 2007 to 2008. It may be that the British housing market now resembles the classic pyramid scheme scam that rewards those at the top and punishes the fools who dive in too late or can’t dive in at all.”

“I’m certainly not the first to think of the housing market in this way. As journalist Gabby Hinsliff observed: ‘Rather like pyramid-selling scams, housing markets need a constant stream of fresh-faced hopefuls coming in at the bottom in order to keep delivering big returns at the top.’”

“So is this really true, and if it is, should we continue to tolerate such a mainstream social practice which seems to be so ethically dubious? The pyramid is driven by a top-down dynamic. Those at the lowest level try to recoup what they paid to become members by making a profit off those wishing to gain access to the scheme. Chronologically, those who come later have a greater risk of losing.”

“There is a second essential feature of pyramids: most people lose because there is no one left to pay the higher fee. In effect the market reaches saturation point. In housing, this happens because non-owners, who usually constitute the majority of the population, cannot find the means to make the high fee payments – in other words, a mortgage deposit and monthly payments. And this is where the ethically dubious nature of the scheme emerges.”

“In classic pyramids, the good or service being sold is not really important. With the housing market, the good in question is essential.”

“So why hasn’t the housing market caused the economy to break once and for all? Well it certainly came close in 2008, but our economic system seems flexible enough to make adjustments that keep us afloat. However, these adjustments are makeshift reactions to a system’s fundamental problems rather than a remedy. Why not fix the problems? Why not raze the pyramid that is the housing market? To do that would require a philosophical change: an appeal to understanding how land (and thus housing) constitutes a unique kind of primary good that cannot be subject to the same kinds of conventions as capital.”

‘Sternlicht:…I thought we should have gone into recession in the second quarter. I was surprised we grew at all given investment spending. The government by the way picked up their spending by like 50 percent. So the government is only a quarter of consumer and business spending. The consumer, we own about 30 malls, we have about 90,000 apartments and probably .. I don’t even know, maybe thousands of hotels. The economy is not actually bad in the light of all that is going on. And the question is that who is elected..and we will get there later I presume…actually under the new regime, whatever that is..will they feel..well let’s say the House is split and the Senate and the presidency. Or with split parties and no party dominates anything and we are still stuck, will that money come out of the mattress? I was telling you that the under belly of this economy and the part that missed the recovery, and is roaring ahead and people are not paying any attention to is the residential sector. Which has been part of every recovery in history and it is not participated in this recovery. The residential markets are really good from apartment — the best apartment market I have ever seen in my life and anyone has ever seen in their lives because of the propensity of the people renting versus those that buy. The millennials generation are a sharing generation. They want to be in cities and they don’t want to be in suburbia. They want to get married later. There are fundamental changes to the demographics of this country, which are changing consumer behavior. It is really playing out in the rental markets. They’re the highest or the lowest vacancy in history and the rental growth is — our 90 thousand units grew 6 percent in same store sales growth in the first quarter, second quarter and 10 percent OI growth. That is better than anything you see in most companies in this climate, right? By the way New York City is a disaster, San Francisco is weak in the rents.’

‘Caruso-Cabrera: Define disaster.’

‘Sternlicht: The rents are probably down 15 percent in the high end. Most of what is getting built by institutions, for the lack of — is high end stuff.’

‘Caruso-Cabrera: So, a $20,000 apartment’s only 18?’

‘Sternlicht: No, no, not that high end. But my son live in an apartment in the city and his rent is down 20 percent year over year.’

‘Caruso-Cabrera: They lowered his rent?’

‘Sternlicht: Yeah.’

‘Caruso-Cabrera: In the same place, didn’t have to move?’

‘Sternlicht: Didn’t have to move. So, New York City is weak. Actually there is just too much building coming up on the high end. San Francisco is getting a little overbuilt. Our assets are in Seattle, Denver, South Florida. Dallas is kicking ass. Atlanta is amazing.’

Just because you are rich doesn’t mean you let your kids live the life of Paris Hilton. Sternlicht is 55 years old, it’s likely that his kids are in their 20s.

I saw an article that his kids went to Brown, Dartmouth, and Stanford (ie. they went to school, not the red carpet)…It’s very possible that they *gasp* have jobs, are early in their careers, and are renting, because their dad didn’t give them money to buy a house.

I was reading an article about this the other day. The writer took them to task for never quite letting the bubble pop, just reflating it again and again. (This works in areas with out massive oversupply of course). And the people are apparently eager to jump into bubble after bubble; stocks, commodities, back to housing, etc. I stopped following it very closely because the government clamped down on reporting and when they got to a garlic bubble I found it all kinda silly.

Heh, if there’s one thing that makes the media squirm, especially the neocon wing of the media, it’s the military. I will say it again, the problem lies in the appraisers!

they must have changed the method of determining comparable properties, and ceased the adjustments.

When I was appraising 50 years ago, we inspected comparable property, made adjustments for the conditions and variations, and even adjusted for the terms of the sale, such as deduction of the cost of the financing beyond the interest rate of the loan

If the house was sold and the seller had to pay points for the loan amount, that amount was a subtraction from the sale price of the comp.

But , perhaps, the volume of sales has forced short cuts, or the belief is the price raises will always compensate for high appraisals

Hardest appraisals were always in the times of falling prices.

I have seem comments here referencing depreciation of homes, and I think that residences are not affected by depreciation.

I base that on the belief that if you are buying a home for residence for your family, the fact is that the home will never depreciate faster than your body will.

The only people who will benefit from appreciation or depreciation of a home is your heirs.

Unwinding a Lie: Donald Trump and ‘Birtherism’

It was not true in 2011, when Donald J. Trump mischievously began to question President Obama’s birthplace aloud in television interviews. “I’m starting to think that he was not born here,” he said at the time.

It was not true in 2012, when he took to Twitter to declare that “an ‘extremely credible source’” had called his office to inform him that Mr. Obama’s birth certificate was “a fraud.”

It was not true in 2014, when Mr. Trump invited hackers to “please hack Obama’s college records (destroyed?) and check ‘place of birth.’”

It was never true, any of it. Mr. Obama’s citizenship was never in question. No credible evidence ever suggested otherwise.

Yet it took Mr. Trump five years of dodging, winking and joking to surrender, finally on Friday, to reality after a remarkable campaign of relentless deception that tried to undermine the legitimacy of the nation’s first black president.

In fact, it took Mr. Trump much longer than that: Mr. Obama released his short-form birth certificate from the Hawaii Department of Health in 2008. Most of the world moved on.

But not Mr. Trump.

He nurtured the conspiracy like a poisonous flower, watering and feeding it with an ardor that still baffles and embarrasses many around him.

Mr. Trump called up like-minded sowers of the same corrosive rumor, asking them for advice on how to take a falsehood and make it mainstream in 2011, as he weighed his own run for the White House.

“What can we do to get to the bottom of this?” Mr. Trump asked Joseph Farah, an author who has long labored on the fringes of political life. “What can we do to turn the tide?”

What he could do — and what he did do — was talk about it, uninhibitedly, on social media, where dark rumors flourish in 140-character bursts and, inevitably, find a home with those who have no need for facts and whose suspicions can never be allayed.

And he mused about it on television, where bright lights and sparse editing ensure that millions can hear falsehoods unchallenged by fact-checking.

“Why doesn’t he show his birth certificate?” Mr. Trump asked on ABC’s “The View.” “I want to see his birth certificate,” he told Fox News’s “On the Record.”

Hillary Clinton Campaign Manager Admits 2008 Birther Link

Patti Solis Doyle, who was Hillary Clinton’s campaign manager in 2008 until the Iowa caucuses, admitted on Friday that a Clinton campaign staffer had, in fact, circulated the Birther conspiracy theory that Barack Obama was born outside the U.S. and therefore potentially ineligible to serve in the presidency.

Doyle made the admission on Twitter, as she responded to former George W. Bush spokesman Ari Fleischer. Fleischer said that Clinton’s staff had spread the rumor. Doyle said that was a “lie” — but admitted, in the same tweet, that she had fired the “rogue” staffer who had used email to spread the Birther conspiracy theory.

Doyle appeared about an hour later on CNN with Wolf Blitzer to address the issue once again. She denied that Hillary Clinton had started the Birther theory — then admitted that someone in the Clinton campaign had, in fact, been involved. Here is part their exchange:

Blitzer: Someone supporting Hillary Clinton was trying to promote this so-called Birther issue? What happened?

Doyle: So we — absolutely, the campaign nor Hillary did not start the Birther movement, period, end of story there. Journalists, furious that they had devoted nearly a half hour of coverage to Trump’s veterans event before he addressed the Birther issue they wished to press, asserted on several networks and platforms that Trump had falsely accused Clinton of starting the Birther controversy.

As Breitbart News has long documented, Hillary Clinton supporters were the original “Birthers,” and Obama himself muddied the waters by allowing his literary agent to claim for years that he had been “born in Kenya and raised in Indonesia.”

One thing I tend to disagree with is this statement:

It may be true that consolidation is necessary for future growth, but I’m not sure consolidation is a prerequisite for R&D.

In my opinion, the best forms of R&D come from people who are hungry. Maybe “young and hungry”, but you can be old and wise and hungry too. (if you “know stuff” like a previous poster said). Hunger and thirst in the business world, even as a “low level tech worker” is not dependent on age, it’s about attitude and results. Younger people respect that too in my experience.

That whole article about being in your 40’s or 50’s and having to know what color some celebrity colored their hair is to get hired, is complete bullshit.

If you know your stuff as a 40 or 50-something, and you have passion and you have a good attitude, AND you know your tech — they will hire you in an instant.

But you have to know what you’re getting yourself into.

You join a startup at that age, expect to work 12 hours a day and not leave the office until 9pm at night or else you might get shunned — don’t complain about it, just don’t join.

There are *plenty* of other tech companies, even in the bay area, that are primarily employed by people in their later ages — who have kids, go to baseball practices and games, and do the 9-to-5 thing. If that’s you’re desired lifestyle, then that’s where you should apply. And there’s absolutely nothing wrong with that. Sometimes life has other priorities than the rigorous demands.

Different strokes for different folks. I just don’t think people in later stages of years should bitch about not being able to be employed because of the “young whiz-bangers excluding me.”

Just 5.7 percent of the Clinton Foundation’s massive 2014 budget actually went to charitable grants, according to the tax-exempt organization’s IRS filings. The rest went to salaries and employee benefits, fundraising and “other expenses.”

The Clinton Foundation spent a hair under $91.3 million in 2014, the organization’s IRS filings show. But less than $5.2 million of that went to charitable grants.

That number pales in comparison to the $34.8 million the foundation spent on salaries, compensation and employee benefits.

Another $50.4 million was marked as “other expenses,” while the remaining almost $851K was marked as “professional fundraising expenses.”

Despite taking in an additional $30 million in 2014, the Clinton Foundation spent 40 percent less on charitable grants in 2014 than in 2013. Even as it slashed charitable spending, the foundation increased the amount spent on salaries, employee benefits and compensation by $5 million in 2014. The foundation also spent $5 million more “other expenses” in 2014.
