Investors Walk From Their Agreements

A report from the New Zealand Herald. “Chinese property investors pulling out of Sydney off-the-plan apartment purchases spooked the Australian banks, and that fallout is now being felt here in Auckland. Jon Sandler, the Kiwi developing Avondale’s now-axed 91-unit Flo, blamed tighter bank lending practices, which partly caused his project to be cancelled. Colliers International’s residential project marketing national director Pete Evans said 35 Auckland multi-unit residential developments have been cancelled in the past year. Sandler referred to a Herald article from September that reported Property Council chief executive Connal Townsend announcing banks had tightened their lending on apartment projects.”

“‘As per the article published in the Herald last month, there has been a significant shift away from funding projects of Flo’s size since we launched the project,’ Sandler said.”

“In August, the Australian reported how a mass of Chinese property buyers who had snapped up Sydney units off the plans had started to walk from their agreements because they could not get their money out of China. The investors were even forgoing their 10 per cent deposits, the newspaper reported. That spooked those Aussie banks so that by last month, Townsend and other New Zealanders were beginning to feel the fallout.”

“Flo apartment buyer Antony Hopper described himself as ‘completely devastated’ by the cancellation. ‘We literally scraped together every dollar we had to make up bank deposits as well as completely changing our lifestyle to live in a tiny, damp and cold house so we could save on top of the deposit while the apartments were being built. All our sacrifices were for nothing. What saddens me the most is the complete lack of transparency regarding the whole project. Everyone was more than happy to sell us a story and take our money but after the contracts were signed we were virtually left in the dark.’”

“Bruce Patten, a mortgage adviser of LoanMarket in Auckland, predicted more project collapses. ‘The Reserve Bank is putting pressure on the banks to be careful in the funding of developments and also obviously there’s pressure from across the Tasman from the mainstream banks,’ Patten said. Nor could developers go elsewhere for money. ‘The non-bank funders are running out of money because the property finance units have effectively pulled out of the market and now the developers are rushing to the non-bank funders for money, but they have limited supply. This is going to see more developments canned in my view,’ he said.”

From CBC News in Canada. “Jordan Hails saw potential in a condominium proposed for north of Oliver Square, but after putting $30,000 down on a unit two years ago, he wants out. Located at 117th Street and 105th Avenue in Edmonton, Infiniti on 105 is only a few blocks from his current home and close to many amenities. Hails, a Canadian Armed Forces signal operator, moved from Toronto with his wife five years ago. The couple had always rented so they wanted to move into something more permanent.”

“Their condo unit was supposed to be the newly married couple’s first home purchase. They were excited and serious about moving in and eventually starting a family. ‘It’s a lot of cash to put down,’ Hails said. ‘A lot more than we than required to secure the unit. We wanted to put ourselves a little bit ahead. We saved up that much and we thought we’d get a leg up and throw it all down.’”

“The couple made the down payment in October 2014. Hails said he once received updates from the development’s Facebook page, but then it disappeared. So he started to visit the condo site to see what was happening. In July, Hails noticed there were no workers on the site and all that existed of the condo building was the underground parking garage. That’s when he started to get concerned.”

“Robert McLeod says work stalled on the site in May. As an associate broker, he handled sales & marketing for the project and helped sell 60 per cent of the 108 units. McLeod has been hearing from buyers who planned to move in as soon as the project finished, and are now growing impatient. ‘Their lives are on hold and they’re seeking more finite information from the developer on the actual state of the project and completion’, he said. ‘That has been up in the air and that’s been of great concern and frustration for them and us.’”

“McLeod would like buyers to wait it out, but Jordan Hails is considering to walk away from the project and get his money back. ‘They won’t give us any information,’ he said. ‘They won’t give us any assurance that it’s actually going to be completed. We just keep getting the run around from all the different parties of the project.’”

“We continue to see very strong international migration into Alberta and into Edmonton,” Rose said. “And we’re seeing what we call intra-provincial migration. That is people moving from other parts of Alberta to Edmonton because our unemployment rate is down to 7.7 per cent compared to 8.5 per cent for the province as a whole. Relative to Alberta, Edmonton still provides relatively good employment opportunities.”

‘Calgary saw employment increase however the unemployment rate is a dismal 9.5 per cent.’

Wait a minute.. Canada… Prudent lending….no sub prime, no interest rate hike, everything is supposed to be f’n awesome. Geez, that young couple surely drank the Kool-Aid. The faith was strong with them. Damn, that is a lot of money to lose so early on in the game. Hope they get their money back, maybe if they are the first few seeking a refund, things will work out a bit better.

Why don’t the same real estate facts get cited? Immigration, not enough land, everyone wants to live here, etc… I guess reality has a strange way of making you have a second look.

I may have bought a Sunday New York Times at an airport for a long flight with layovers, but beyond that, I don’t give money to real journalists.

Voluntarily paying for cable TeeVee is like paying to request that your body gets infected with cancer. Watching TeeVee gives you premature Alzheimer’s, or worse yet Parkinson’s like Hillary has.

I agree with you mememonkey. I’m wondering if this is just a politically motivated stunt to discredit Trump (a hothead who can’t be trusted with a “nuke” launch button) and make Hillary (sweet, passive, loving, Hillary who has actual experience as Sec. of State) look like the safer choice for the undecided voters. In reality, nothing could be further from the truth. Of course, big lies usually are far from the truth.

I’ll make sure the preps are in order - just in case. I really expect this to appear to remain on the verge of imminent war until the election is over. Hopefully, after that, our prince of nobel peace will figure out a way to back away from a conflict that has no political gain for him (or us.)

Trump’s counteroffensive was ugly but IMO it was effective. The level of stress that he inflicted on the Ft. Brooklyn apparat was reflected in Little Donny Deutsch’s hysterical performance at MJ today. After letting the man rave against Trump for a while Joe S. told him to “stop screaming.” “Listen to me!” Listen to me!” Deutsch had yelled across the table. That must have been a deeply satisfying moment for the Trumpistas.

IMO the ruthless device of bringing forward three of Bill Clinton’s women accusers to renew their calls for vengeance on the man from Hope worked very well. Juanita Brodderick’s straightforward statement “Bill Clinton raped me and then Hillary threatened me …” must have had SOME effect. With regard to Kathy Shelton who had been brutally raped by a man named Taylor when she was twelve, I don’t see anything wrong with HC’s conduct. She was Taylor’s court appointed attorney and successfully got the scumbag’s sentence reduced. It was her duty to do that. Enough said.

The GOPers who deserted Trump over Pussygate now face a moment of truth. Will most of them re-defect to his camp? I think they will and that will be a mistake because IMO he is still going to lose unless Assange has some really good stuff in reserve. You remember him - “Can’t we just drone him!”

For me the most ominous thing about the present electoral disaster is the level of perfection achieved by Ft. Brooklyn in the process of the industrialization of the political process in the US. Their willingness to twist, distort and flat out lie in pursuit of the end that for them justifies all means is frightening. The technique employed by their allies in “fact checking” Trump’s opinions as opposed to HC’s declamations ( “I support the Second Amendment”) is amusing by any standard but it works with the semi-sentient masses. The puny Trump wurlitzer playing on and on from the golden chambers in the Trump tower is not well enough organized to compare its steam calliope hooting to the Robby Mook symphony. Mook’s people actively and largely successfully seek to create public opinion using implanted memes and constant repetition from their media allies. IMO the success of such PR techniques will mean the end of actual democracy in the US if it continues.

I await the condescension of those who will now write to counsel me as to the non-existence of democracy in the US and/or the holiness of HC’s Methodist utopian revolution to come.

Confirming my fears, HRC in the debate just demonized Russia not once, but twice.

First, she blamed the image of the bombed child that swept the world on Russian bombers, when she knows better than anybody that the US (along with other western participants) started the conflict in the first place. And, as far as I know, it’s entirely unclear on who dropped the bomb or lobbed the shell that injured that child. I think that’s, um, well, deplorable.

Second, she ran with the utterly unproven assertions that Russia is somehow meddling with her election run by hacking and releasing emails to wikileaks.

Taken together, these are wildly dangerous assertions to my ears.

Then HRC demonizes Russia for Syria, supports the idea of war crimes trial against Russia and then blames Russia for trying to derail her presidential run.

WASHINGTON — The D.C. Water and Sewer Authority has issued the nation’s first Environmental Impact Bond, raising $25 million from the Goldman Sachs Urban Investment Group and the Calvert Foundation, and will use the proceeds for an experimental green infrastructure project.

DC Water is working with Mayor Muriel Bowser’s office on a green jobs initiative for local workforce development and sustainable job creation. The initiative includes training and certification opportunities for District residents for jobs including construction, inspection and maintenance.

The way the EIB is structured, the worse this project performs, the smaller the return on the investment Goldman and Calvert get. That might seem counterintuitive, but that is how social impact investing works.

The YellenBux must be repaid no matter how far down the value of the asset goes therefore the theme of this thread, ‘walking away’ is perfectly accurate. So the choice of two paths is clear. To stay and pay for a house that will only result in colossal financial losses is something most won’t do. There was a preponderance of willful defaults during the previous step down the stairs. This step I anticipate far more.

Elections official caught on video blasting de Blasio’s ID program

The Manhattan Democratic representative on the city’s Board of Elections was caught on a secret video slamming Mayor Bill de Blasio’s municipal ID program as contributing to “all kinds of fraud” — including at the polls.

“He gave out ID cards, de Blasio. That’s in lieu of a driver’s license, but you can use it for anything,” Commissioner Alan Schulkin said in the undercover video recorded by a muckraker for conservative nonprofit Project Veritas.

“But they didn’t vet people to see who they really are. Anybody can go in there and say, ‘I am Joe Smith, I want an ID card,’ ” he said in the bombshell tape.

“It’s absurd. There is a lot of fraud. Not just voter fraud, all kinds of fraud . . . This is why I get more conservative as I get older.”

The videographer asked point-blank, “You think they should have voter ID in New York?”

Schulkin responded, “Voters? Yeah, they should ask for your ID. I think there is a lot of voter fraud.”
