The Whole Thing Is Sad!

A report from Bisnow on New York. “The supply flood and Millennial masses heading to cheaper fringe areas are causing rents to noticeably dip and condo/townhouse sales to soften. Leslie J. Garfield & Co real estate advisor Ravi Kantha said this pushback should’ve been expected as Brooklyn townhouses are being listed for the same prices as Manhattan luxury condos. ‘If the value’s no longer there, only the people who really want to live in Brooklyn will pay those prices,’ he told the crowd at Bisnow’s Brooklyn’s State of the Market.”

“He said companies, including his own, need to readjust their expectations. Toll Brothers City Living president David von Spreckelsen said his firm’s already done so, focusing on a delivering condos worth $2M or less.”

From Crain’s New York. “Buyers at Manhattan’s tallest ultra-luxury condo tower are getting discounts worth millions, a sign of the times in a market that’s swamped with costly homes. At 432 Park Ave., buyers who signed contracts and completed those purchases this year got price reductions averaging 10%, according to an analysis by appraiser Miller Samuel Inc. In one of the most recent big transactions to close, a penthouse on the 88th floor sold for $60.9 million, a 20% markdown from what developers initially sought, city property records made public Dec. 2 show.”

“As new high-end projects mushroom across the skyline, developers of ones that came to the market earlier are cutting deals to unload units before competition gets even more heated. Sales at 432 Park, a 1,397-foot tower on 57th Street off Park Avenue, started in 2012, when the building was just an idea on paper. Now, with construction finished, purchases are able to close and the developers are highlighting that, along with price cuts, as ways to seal a deal with buyers who have many choices.”

“‘It think it’s smart,’ said Jonathan Miller, president of Miller Samuel. ‘This is a recognition of the product that’s coming up behind this one.’”

“The building isn’t the only recently completed ultra-luxury tower that’s lowered prices. A few blocks away on 57th Street, a 4,193-square foot apartment at Extell Development Co.’s One57 sold in October for $21.6 million, or 24% off the last asking price, according to listings website StreetEasy. Discounting is also happening at Manhattan projects that are still under construction. ‘Every building is implementing some some sort of negotiability,’ Miller said. ‘It’s a sharp change from peak new development in 2014, when there wasn’t that opportunity for buyers.’”

From Vanity Fair. “One of the more ghostly, lonely things about modern New York City is that many of the luxury apartments tumored across Manhattan are bought and paid for with millions of dollars, and yet they lie empty. Whole towers of massive duplexes, owned yet unoccupied, vanity purchases made by Saudi billionaires and Russian oligarchs that were never meant to be lived in. They’re simply equity, or bragging rights. Hell, there’s a whole hideous quarter-mile-high totem to this practice currently destroying the city’s skyline.”

“It’s just a fact of New York City that oftentimes rich people buy apartments that they never live in. Even celebrities do it. Celebrities like Leonardo DiCaprio. Yes, the FernGully to our collective There Will Be Blood purchased a Manhattan apartment in the East Village—a home for ‘wellness’ endorsed by Deepak Chopra—in 2013 for $10 million, and yet never moved in. Now he’s sold it at a loss, for $8 million. He lost $2 million on the deal! And he never even lived there. Isn’t that sad?”

“It’s sad for DiCaprio’s bank account, of course. It’s sad for Deepak Chopra. It’s sad for the free parking space DiCaprio was given, to park his ‘$100,000 Fisker Karma hybrid,’ according to Page Six. If anyone had any idea what a Fisker Karma hybrid is, then I’m sure we’d find something sad there too. The whole thing is sad!”

From Mansion Global. “Colin Kaepernick is back in the news, although this time it has nothing to do with the National Anthem: The San Francisco 49ers quarterback has bought a Tribeca condo and is selling off his San Jose home. Mr. Kaepernick quietly bought the two-bedroom apartment in luxury development One York for $3.21 million in July under a family trust, Mansion Global has learned.”

“Mr. Kaepernick’s new apartment, at 1,733 square feet, is only a fraction of the size of the mansion he’s now selling in San Jose, a 4,569-square-foot house in San Jose’s Silver Creek neighborhood. He announced through the team that he’s listed the mansion for $2.895 million. According to the listing, the property benefited from a $300,000 renovation, presumably by the 29-year-old athlete, who moved in two years ago. Mr. Kaepernick bought his San Jose home under a family trust for $2.7 million in 2014, according to property records.”

I guess, because they don’t care about losing a few million.

I know HBB is mostly about the money involved in housing, but there *is* some enjoyment to be had in fixing up decrepit houses to be nice again. And this goes beyond the cosmetic flip-for-profit. If only those celebs had some taste… :roll:

IMO, if I had celebrity money, I’d be fixing up entire blocks of poor neighborhoods for ~$50K per house, rather than mess around with expensive materials in just a few estate homes and luxury air boxes. Props to celebrities Harry Connick Jr and Branford Marsalis who did something like this. They created Musician’s Village, a housing development in post-Katrina NoLa.

I think Sears’ holdings are mainly valuable because of the age of the company. Some of their properties are now in the middle of thriving markets.

Here is an analysis of the real estate break-up play from a few years ago.

They think that the top 5% of the stores hold 30% of the value…and the bottom 80% only have 15% of the value.

This actually makes sense to me.

I’ve seen one of their noted strategies play out in a REIT that I own. Namely, increasing rent per square foot, but decreasing the footprint of the larger stores, and bringing in some specialty stores. As an example, they might shrink a 30k sf store to 22k, and lease out a 5k and a 3k unit to smaller users (ULTA, etc.). The big tenant pays less per month total, but more per square foot, and the small tenants pay a lot more per square foot…if you can divide the space for a small enough amount of money, everyone wins.

If the yield on the marginal cost exceeds the market cap rate, then the owner is adding value through the process. And the yields on marginal cost that I’ve seen were 10%+ in a 7%- cap rate environment.

The other comment I heard recently is that retailers find that they sell more product on-line in markets where they have a physical presence. Retailers still see value in having a physical store…just not as large a store, and they will be more selective with respect to location.

If stock market gains were “proof” that Dodd Frank didn’t strangle financial markets, I wonder what they are going to say with the market raging higher on the promise of loosening regulations/repealing Dodd Frank?

Seems like the market did well despite regulatory overreach, not because of smart regulation.

Trump is a mixed bag for sure. But to be honest, it’s probably worth a little more CO2 pollution — and even maybe some pu***-grabbing, if it means pulling out of endless wars, training and employing Americans (of all colors) instead of importing workers, and getting airports that you don’t dread going to.

Everyone is so wee-wee’d up on CO2 that they forgot about the other pollution. SOx, NOx, soot, heavy metals, etc. (well, coal needs to clean up the heavy metals)

My wife grew up in So Cal, and experienced the worst of the So Cal smog as a child.

Long before Obama came into office, policies were put into place that cleaned up the air considerably.

My wife visited Beijing on business in 2007, and was sick for a week after coming home–and noted that the air there was worse than she ever experienced…by a wide margin.

Dialing back Obama’s regulations will not be anywhere close to competing with China for the dirtiest air. And throwing out hyperbole laced statements won’t convince anyone here.

It is also possible that Trump makes it easier to build cleaner sources of energy…nuclear anyone?

Clinton favored nuclear power in a form that doesn’t exist. Sanders was against it…Trump is in favor.

Publicly shaming Boeing against a $4B price tag for AF1? Love it.
I can’t wait until he lays into the Pentagon for shelving the report that outlined a way to save $125 Billion.

I cant wait until he jails the scamming bankers that were too big to fail. Then go after the subsidies we give to big oil. No more billions to Isreal. The US spends $35 billion on foreign aid.

Having the EPA effectively recharacterize CO2 as a pollutant in order to give the EPA jurisdiction over anything that emits CO2.

That way, the EPA could circumvent Congressional powers as they relate to environmental regulation.

Massive power grab by Obama’s EPA.

Obamas Fly to Los Angeles on Same Day, But Take 2 Separate Planes… Wait, What?

The president and the first lady were both in California this past week, on the very same day. Obama was making an appearance on Jimmy Kimmel’s show in Hollywood. Michelle was making an appearance on Ellen in Burbank. These locations are just 7.7 miles apart.

Since they were essentially going to the same place, you might imagine the Obamas traveled together on Air Force One (which costs the American taxpayers approximately $228,000 for every hour spent in the air), but you’d be wrong. Apparently, that wasn’t convenient. President Obama took the presidential jet, and Mrs. Obama traveled on her own.

When the president appeared on Jimmy Kimmel Live!, he entertained the audience (as is the custom for Kimmel’s guests) by reading “mean tweets” about himself. Later, he attended a Democratic National Committee fundraiser, then continued on to Phoenix for another event.

Since a nonstop flight from D.C. to L.A. is more than 5 hours one way, we can quickly calculate that the president’s flight cost $2.3 million by itself – not counting any additional expenses. Add in Michelle’s flight, which could have been $1 or $2 million.

You know what they say, a million here, a million there and it starts to add up to real money.

Of course, the Obamas didn’t foot the bill. You did! Aren’t you glad your tax dollars are being used for important things like appearing on Ellen and Jimmy Kimmel?
